I help people buy and sell foreclosures in the San Diego area. Your best deals come from pre-foreclosures. However, if you do not qualify for a loan, then look into assumable loans and seller financing.
Also, if you plan on owning the home for more than 3 years, then it’s ok to buy. If not, then continue renting.
